How It Works

Learn how to play guessr.properties

The Game

guessr.properties is a multiplayer game where you compete to guess the listing price of real houses. Look at photos of a property, use clues like bedrooms, bathrooms, square footage, and location to estimate the price.

Gameplay

    Join a Match

    Play solo matchmaking against random opponents, or create a private room to play with friends.

  2. 2

    View the Property

    Browse through property photos and details. You have 30 seconds per round.

  3. 3

    Make Your Guess

    Enter your price guess. The closer you are to the actual price, the more points you earn.

  4. 4

    Compete Across 5 Rounds

    Play 5 rounds with different properties. The player with the highest total score wins!

Scoring

Your score has two parts:

Up to 1000

Accuracy Score

Based on how close your guess is to the actual price:

  • - Exact guess: 1000 points
  • - 10% off: ~905 points
  • - 25% off: ~640 points
  • - 50% off: ~300 points
  • - 100% off: 50 points (minimum)
Up to 200

Speed Bonus

Answer quickly for bonus points. If you guess instantly, you get the full 200 bonus. Wait until the end and you get 0.

Maximum per round: 1200 points

Game Modes

Ranked Match

Compete for ELO rating. Your rating goes up with wins and down with losses. Track your progress on the leaderboard!

Casual Match

Play for fun without affecting your ELO. Great for practice or playing with friends.

Rank System

Climb the ranks by playing ranked matches and improving your ELO rating. Here is the rank hierarchy:

Diamond2500+ ELO
Emerald2000 - 2499 ELO
Gold1600 - 1999 ELO
Silver1300 - 1599 ELO
Bronze1000 - 1299 ELO
Iron800 - 999 ELO
Stone<800 ELO

Your ELO changes after each ranked game based on your final placement compared to opponents. Win games to climb the ranks!

Tips

  • - Location matters: San Francisco prices are very different from Atlanta
  • - Square footage: A 5000 sqft home will be much more expensive than a 1000 sqft one
  • - Bed/Bath count: More bedrooms and bathrooms = higher price
  • - Age: Newer homes typically cost more, but location is key
  • - Speed vs Accuracy: It is better to guess early with a reasonable estimate
